What is a turn key custom builder? This term means a builder who manages the entire residential construction process from start to finish. So when you place the key in the front door of your home, your custom home project is complete!

This turn key approach takes the stress and worry off the homeowner and requires the builder to complete all aspects of the home from start to finish. Many homeowners do not realize what they are missing when the do not work with a turn key builder. A home builder that is not turn key may leave out important pieces of the building process, such as, lot clearing, obtaining permits, connecting utilities and even paying subcontractors. A turn key builder also concentrates on finishing the smaller details of the home building process, such as, landscaping with grass and plants, fencing, all utilities connected and even cleaning your home upon completion.

It may seem unbelievable that a custom builder would not be a turn key builder, but most are not. Bringing all the details of your custom home together is what separates good builders from not, and non-turn key builders from turn key builders. So how do you find a comprehensive custom builder? Ask builders specific questions as you have them bid on your custom home plans.

Here are a few questions that will point you towards the right custom builders:

  1. I need house plans, can you meet with me and the architect?
  2. Who will pull the permits for building my home?
  3. Who will clear and prepare my lot for construction?
  4. Who is responsible for paying the subcontractors after the work is completed?
  5. How much landscaping did you budget for? Will cover this placing sod covering the front and back yards
  6. I want a fence around my yard, will you do this?

These simple questions will help you determine if a builder will cover all the responsibilities that come with building your custom home. When I provide a residential construction quote to build a new custom home or home renovation project you can be assured that every detail will be given attention and included in the price. You need to make sure the same is true for you when searching for home builders.
