Wooooooooooooowwwwwwwwww !!!!!!! I get that reaction every time someone walks into one of my renovations for the first time. I'm not bragging that's just what happens. The reason for this is simply the fact that after doing so many rehabs, my crew and I have figured out the most economic ways to make a renovation have that POP factor that most luxury homes have when you walk into them. These POP factors were born out of necessity. My team needed to figure out how to make our renovations stand head and shoulders above the rest. We needed our rehabs to fly off the shelves in a week or less. Let me share a few of these tips and tricks with you …
Granite- You can get basic 1 inch granite for $ 220 a 10 ft slab If you're going direct to the supplier (If you have a better price, please let me know!). Granite countertops are near near standard if you want to move properties these days. I even put this in my rents nowdays. Believe me, it's well worth it to spend the money on this one.
Tile- If you're not laying ceramic tile in your kitchens and bathrooms these days, you can not compete. Vinyl sticky tile is played out and costs the same (if not more) as ceramic 12×12 at Home Depot, $ 0.57 cents a square. Kitchen floors, backsplashes, bathroom floors and tub surrounds should all get the ceramic treatment at a minimum. If you buy right, you can even toss in a little mosaic or travertine for that extra flash. Buyers drool over this stuff and trip over each other to sign purchase contracts.
Vessel Sinks- Those fancy glass bowls you might find in your favorite fancy restaurant are standard in high end rehabs in my neck of the woods. Why ???? If you shop around you can pick these up for between $ 40 and $ 80 a pop. Laid over a slick granite countertop, they're to die for. Cheap home depot vanities are dead. Time to step it up boss …
Can Lighting- These lights command attention when potential buyers or renters step into your property. They just have “that modern look” written all over them. This is what people want. My rehabs are never complete without a few of these littered through the job site. The days of moving into a half ass, outdated, “vintage” property are over. You can score these for about $ 50 bucks for 6 lights. Well worth the investment.
2 Panel Doors- Fresh new doors speak a million words. The 6 panel hollow core door has been a staple in renovations for the longest. If you want to stand out amid the competition, use the 2 panel style. Same price but the finished effect is far greater. These doors have luxury feel buyers lust for.
That's just a taste. These are basic tricks that I always toss into a renovation to draw that extra attention that's needed to move your product quickly. It's not even about the money because these items are bought so often now that the prices have dropped dramatically. Cheap out on your renovation and the guy down the street that spent the little bit of money on these items is gonna beat you out every time, trust me. Always stand out amid crowds. I live and die by that rule in every aspect of my life.
